There are several ways to help insure a home will sell well. The most important criteria in selling a home are list price, location, condition and appearance. Location is obviously the one situation that can't be changed. The others can be, but are not always easy.
Price listed - has to be competative with other local homes that are similar in size, style and condition and upgrades. A Real Estate Professional can analyze the local market. There is a price range that the home will sell in. The higher in that range, generally the longer it will take to sell. Of course you want to get the highest price for your home, but be weary of agents who will list your home at prices way above what the market will bear. That is called buying a listing. You will often waste valuable time and eventually have to come down in price to sell the property anyway. When a home first goes on the market, it draws the most attention, having a property far overpriced tells buyers that you really are not interested in selling the home. Paying a mortgage for an extra six months, which is likely to be primarily interest payments anyway does not benefit you. Listing a property at the right price draws people to come view the home. Typically, the more people that view your home, the better it will sell. Remember, YOU are the boss! You decide which offer you will accept, and offers can be countered.
Condition. - If the condition of the property has some issues, you should consult with a real estate professional to see what items would benefit you to repair prior to selling the home. If an item costs $500 to repair and it can get you more than that in the final sales price than it will be worthy of taking care of yourself. Some things may be better left alone. You should also consult with your Realtor® to find out what items are automatically required to be fixed by the State contract.
Appearance - is generally a less expensive and high impact way to sell a home quickly and at a higher price. First of all clutter is not what people viewing your home came to see. It is the home they came to buy after all, not your personal items. If you have large collections of knick-knacks or pictures hanging on walls, remove all but three from each area. Pack them, and store the boxes in the garage. After all you are planning on moving anyway. Removal of clutter will eliminate distractions that detract from the home. Keep the home well cleaned and dusted. You wouldn't try selling the car without washing it first would you? Keep the home bright. Keep blinds and shades open enough to let it plenty of light and allow the buyers to see those great views that made you want to buy the house to begin with.
Curb appeal - is the ever improtant first impression. People are going to assume that if you don't take care of the front of the home, you don't take care of the inside of the home either. Walk across the street and take an good look at the property. Trim back overgrown bushes, trees and lawn. If the lawn is sparse add grass seed or green seed mulch mix and water regularly to start germination. If you have a desert landscape fill in or replace missing gravel. Paint any trim that needs it. The front of the home can be the least expensive repair and can help you make thousands extra on the sale of your home.
